PROPERTY DESCRIPTION
THE PROPERTY:
Understood to date from the early 18th or possibly late 17th. century, constructed of local limestone under a plain tiled roof, it was originally two cottages, subsequently made into one possibly in the early 1960s. It gains its name from the family that occupied one of the cottages for several generations, although it has been in the present sellers’ family for the past thirty years.

Ringland Cottage is a lovely traditional South Oxfordshire home, with a comfortable and relaxing aura boosted by a wealth of character, both to the exterior and interior. The ground floor reception rooms feature extensive beams and exposed joists, also Georgian-style paned windows, a good working open fireplace in the sitting room (draws well!) and a fully glazed garden door to the rear. The dining room, with open tread stairs leading to the first floor, features a full-width original stone-built fireplace (now sealed off) with some concealed back-lighting to make it an excellent stand-out display area. The kitchen is of a good size for a property of this age and type, and although the fittings are now of some age they are still of good quality and use, and offer space to instal a washing machine or washer-dryer, or separate tumble dryer if preferred, alternatively there is plumbing available for a dishwasher, together with room for an under-counter refrigerator – still leaving sufficient space for a small breakfast bar! The kitchen external door is the habitual means of access and there is a lean-to greenhouse adjoining the door entry which is useful for storage of wet boots and shoes, amongst other uses.

The first floor landing, accessed via a straight staircase, has a good range of adjustable wooden shelves for storage of books, etc., also a large airing cupboard with gas combi boiler which has been regularly serviced and tested since installation. There is also access via a ceiling hatch to a full-length large loft area with lined roof and insulation, electric lighting installed and some partial boarding for storage facilities.

The main bedroom, facing over the High Street, features a large chimney breast as the upper part of the sitting room fireplace/chimney and an alcove adjoining with a ledge at the rear. Bedroom 2 (also front facing) has a large built-in store cupboard with clothes hanging rails and some rack shelving. Bedroom 3 (rear facing) has an attractive garden outlook via a deep window recess, also a small though intriguing built-in closet cupboard (original use unknown). The bathroom has been up-dated in more recent years, now with a modern white suite with matching white tiling and decor. It presently has a cork-tiled floor, but carpet or vinyl could easily be overlaid to suit, if preferred.

All doors internally are in the traditional cottage style of tongue and grooved boarding, ledged and braced, and with a variety of latches, handles, pull-knobs and even an old rim-lock with round brass handle to one. Windows are part secondary glazed, to all front windows, the rear-facing bedroom, also the landing window and sitting room garden door. Light fittings to the two reception rooms were replaced together with new wiring to the garage and the external side passage lighting with all-weather switch, also a halogen flood-lamp overlooking the rear yard. Electrics were overhauled and a new electricity consumer unit was installed in 2009, with further works and installations completed in 2012.

The property has a large single garage with entrance from Hollow Way, with a right-of-way across the rear of the adjoining properties at all times. It has ample power and light points, a sink with cold water plumbing and waste, and a drop-down ladder access to a very useful. full-length floored and lined dry storage area.

The gardens are pretty and attractive, comprising a large yard with concreted base and surface drainage points, also a raised feature shrub/flower bed with a built-up stone “well” (feature only, no longer operational) and a small boxed raised rose bed. Hanging baskets compliment the rear wall of the cottage, either side of the garden door which is a nice original feature. A small lean-to fully glazed greenhouse with sliding door is very useful for a variety of purposes other than a greenhouse if not required as such. The rear of the garden is reached via wide concrete steps and a paved and stepped pathway leading to the side garage door which provides easy access. One section of the raised garden is laid with stone cobs, also some stone-lined or brick-lined flower beds with rose bushes, and a long stone wall at the rear of the yard which displays a block at the end with the old postal number “53” carved into it – the other half of Ringland Cottage in its former two-cottage state! The elevated lawned section of garden has a low wooden picket fence surrounding to mark its boundaries to a 4ft. drop down to the rear passageway. There are various rose bushes and climbers enjoying the shelter of the high stone walling which shields the garden to the right hand boundary and a lower stone wall to the left boundary adjoining the drive access/ parking area for the adjacent properties.

Ringland Cottage deserves its Grade II status as a Listed Building of Architectural Interest, and is set within the conservation area of Wheatley High Street. It forms an important and historic part of the characterful village centre, and its preservation is guaranteed accordingly.

Wheatley enjoys excellent facilities for a village of its size and location, with local shops (including a traditional butcher and a bakery), restaurants and a bistro, takeaways and small general stores. There is also a local Co-op, a pharmacy, and a supermarket with petrol station at the end of the village.
